Schedules of condition PDF Print
The Building Consultancy team is experienced in preparing Schedules of Condition. These are required for varying purposes, but essentially record the condition of a property on a particular date so that the condition of the building can be reviewed in the future for signs of deterioration. The records comprise written text and photographs.

There are two main areas where Schedules of Condition are beneficial to clients.

Monitoring Adjoining Developments or Works
We have been appointed by major utility companies and developers to prepare Schedules of Condition on properties that adjoin new service routes or construction. In this way, the Schedule identifies the condition prior to commencement of the works, enabling accurate assessment of any damage and the resistance of unwarranted claims. Where damage has occurred, we are able to agree the extent of the repairs and settle the claim.

Schedules of Condition to be Attached to a Lease
In some instances, Landlords are agreeable for a Schedule of Condition to be attached to a lease to limit the repairing liabilities of the tenant. The Schedule can be used to establish deterioration and liability for dilapidations. It can also be seen as a useful tool to raise the Landlords awareness to items of disrepair that need urgent attention.
