One of Wolverhampton’s most significant regeneration areas is be transformed under a New Deal for Communities (NDC) project, presenting opportunities to create a bespoke residential and retail mixed-use development.
Blakenhall Gardens, is home to a vibrant, mixed community, just one mile to the south of the city centre. Already, a number of 1960s built tower blocks have been demolished within this 3.55 ha site to make way for a street grid of high quality urban housing together with a new ‘town square’ and attractive public spaces. In addition, plans are underway for a new landscape strategy, road and parking improvement projects, public art works and a new primary school.
A key component of the regeneration project, being marketed by agents Bruton Knowles, is a proposed retail development with apartments and/or offices above. This will provide a focal point for the new Blakenhall Gardens neighbourhood, according to Keith Kirby of ABCD (All Saints & Blakenhall Community Development):
“The first phase of shops is likely to comprise around 2,700 sq metres of ground floor space, with the possibility of a further 900sq metres to follow, subject to demand. It is anticipated that two floors of apartments and/or offices will be built above the retail space.”
The stated aim of the City Council and ABCD is for a redevelopment which is sustainable at every level including planning, community provision, design and construction. Land use is to be mixed, helping generate greater diversity in the local economy, while dwelling types are to be predominantly family housing with some apartments, the development encompassing mixed tenure.
