Location
The property is situated on the edge of the former colliery village of Cotgrave in the County of Nottinghamshire.
Cotgrave benefits from excellent access to major transport infrastructure and is positioned off the main A46 Fosse Way, which provides a direct route to the market town of Newark to the North and the City of Leicester to the South. The city of Nottingham is approximately 8 miles from Cotrgave, with Leicester being some 22 miles away.

Description

The property is oversailed by high voltage overhead apparatus, which pass over the area of grassland. There is also a transmission tower within area.
From our enquiries, we understand that a public footpath runs across part of the site. Further investigations should be made with Nottinghamshire County Council in this respect.
