Requiring complete modernisation, a delightful and highly versatile country property set in an elevated position towards the end of a no-through lane. The house is not listed and there are no public rights of way. Some of the outbuildings are subject to a commercial tenancy. EPC rating: F.

Home Farm house is a detached part black and white timber framed and part brick farmhouse currently split between the main part of the house (3 big double bedrooms) and a large one bedroom annex. The property requires a thorough refurbishment and is currently without working central heating.

Across the rear courtyard immediately behind the house there is an indoor swimming pool (in poor repair) set between charming unconverted red brick outhouses.

Further outbuildings include a stable block (10 boxes) that looks into a large concrete portal frame stock barn. There are two further traditional two storey red brick barns one of which, and part of the other, are subject to a 10 year commercial tenancy generating £6,000 p.a.

In addition, on the site there is a large Dutch barn, a former milking parlour and a redundant static caravan.

All of the original red brick outbuildings offer clear conversion possibilities subject to the relevant planning permissions.

The useable land extends to approximately 16 acres. It is permanent pasture enclosed by mature hedges and split into six field parcels. The land is mainly level closest the buildings and slopes away to the north with a number of traditional fruit trees in some fields. There is a secondary access off the lane to the furthest fields. There is mains water to the land. There is a 40x20 all-weather manège with a sand surface and post and rail fencing.

There are no public rights of way over Home Farm.
