Ian Pitt

Head of National Valuation Team

BSc (Hons)  FRICS  IRRV (Hons)  RICS Registered Valuer

Ian has been with the business since 2003 and has worked within the public and private sector for over 30 years. As Partner and Head of National Valuation at the firm, Ian specialises in Red Book Valuations including for secured lending purposes as well as capital accounting. 

A wealth of Ian’s experience comes from providing professional services to a wide range of clients, which includes practical support to landlord and tenants. He also ensures Red Book Valuation reports are fully compliant with the specific Service Level Agreements in place for individual lenders.

As a well-known and experienced figure within the sector, especially within the Birmingham and West Midlands, Ian has appeared on the Bruton Knowles Landmark Podcast, as well as in prominent media titles.

Nicole Fitzpatrick

Partner

BSc (Hons)  MRICS  RICS Registered Valuer

Partner Nicole Fitzpatrick deals with complex valuations due to her work within the National Valuation Team. Having been with Bruton Knowles since 2013 from the Birmingham hub, Nicole’s experience covers commercial, residential, development and healthcare. She focuses on all commercial property sectors across the wider Midlands, to include retail, offices and industrial.

A RICS APC Assessor, Nicole is heavily involved in supporting graduates within the firm.

Nicholas Broadway

Partner

BSc (Hons)  MRICS  RICS Registered Valuer  CIPFA Certificate in Asset Valuation

Nicholas Broadway is one of Bruton Knowles’ Partners, based within the National Valuation Team. Nicholas is based across our Leeds and Newcastle hubs, and has grown from joining as a Graduate Surveyor with the firm in 2013 to becoming Partner in 2024, showcasing the possible routes in the company.

As part of his role, Nicholas provides valuation advice for loan security purposes overseeing a range of valuation work across the North of England. He has also covered acquisitions, financial accounts and Charities Act valuations.

Sam Spencer

Partner, Trading Business Specialist

A specialist for 30 years in the hospitality, leisure, healthcare, education and social/supported residential property sectors, Sam is a Partner within the National Valuation Team, and is based from the Nottingham hub. 

Sam has been with the firm since 2010, and his in-depth knowledge of trading business valuation sees him best placed to receive key instructions from lenders, operators and public bodies. 

Sam is a regular on the Bruton Knowles Landmark Podcast, as his track record gives him an unrivalled level of experience from which to draw from. 

Helen McLeod-Baikie

CIPFA Specialist

RICS Registered Valuer, Member of Association of Chief Estates Surveyors, Property Managers in the Public Sector, CIPFA Certificate in Asset Valuations, APC Assessor, Inspire Ambassador for RICS

Having joined Bruton Knowles in 2023, Senior Associate Helen is also the Head of Public Sector Valuation and works from her home in West Wales. Most of Helen’s career has been within the public sector, providing strategic asset management, estate management including Landlord and Tenant matters, acquisitions, disposals and valuation advice, although she began her career as a Minerals surveyor, following in her father’s footsteps. 

Over 25 years later, Helen is our expert in public sector valuations, particularly asset valuations for financial reporting purposes.

Helen is actively involved with the RICS, as an Inspire Ambassador, which sees her work extensively with higher education to encourage the next generation of surveyors. Helen also works in partnership with CIPFA on the delivery of their Certificate in Asset Valuations and Diploma in Strategic Asset Management.

Charlotte Ibbs

Rural Specialist

RICS Registered Valuer, Fellow of the Central Association of Agricultural Valuers

Charlotte is a Senior Associate within the Rural Services Team, primarily based from the Leominster hub. Having joined Bruton Knowles in 2024, Charlotte is an integral part of the wide range of services the Team offers to its clients. 

A RICS Registered Valuer with a wealth of experience specialising in Farm and Estate Valuations for secured lending and tax purposes, Charlotte also has over 15 years of estate management experience.
