Bruton Knowles are delighted to receive kind instructions to offer for sale the former Church of St. Nicholas and St. Nicholas House, Barton Road, Hereford.
The former Church of St Nicholas and St Nicholas House together with a site of 0.54 acres are to be sold for conversion to alternative use.

The site is accessed on foot from Barton Road and Friars Street with vehicular access from Friars Street. There is a parking area with circa 10 spaces and Greyfriars public car park is directly opposite the Church for additional parking. The Church was built around 1842 with a flat roofed extension added in the 1960's. Constructed of sandstone under a roof of Welsh slate and loosely follows Early English Gothic design, with a square bell tower. The plan of the Church is a parallelogram with a tower at the West, and chancel and vestry at East, projecting beyond each end. The walls are built of hammer-dressed stone, the buttresses being tooled. In the centre of the tower is the West entrance, forming a vestibule, in which steps lead up to a ringing chamber. There is an undercroft which may be suitable for additional storage and/or running services. The extension to the north side of the Tower incorporates a Choir Vestry, WCs, Store and Flower Room. There is an Oil Tank Enclosure to the north side of the Nave and below the Tower is a small redundant Boiler Room.

It is understood that Saint Nicholas House was originally built during the 19th century and a modern extension added to the east in the early 1990's.
The property has served as a church hall and has two large meeting spaces located on ground and first floor levels.
The extension provides for an office and kitchen along with the main reception staircase to the upper hall and toilet facilities. Construction of the original building is solid stone external walls with concrete tile pitched roofs over. The extension is brick cavity constructed with natural slate pitched roofs.


Location

Situated in a prominent position on the western edge of Hereford City Centre, fronting the northbound A49 and a short distance north of the River Wye bridge. Located in an urban setting of residential, commercial and public sector uses.
Hereford Cathedral is about 0.2 miles to the east and Hereford railway station is approximately one mile away to the northeast. The site is bound by Victoria Street (A49) to the East, Barton Road to the South, Friars Street to the West and residential dwellings to the North.

The Church is Grade II Listed.
